This course is intended to fulfill the one-hour annual continuing education requirement for California-licensed Mortgage Loan Originators, or “MLOs”. This course is broken into two chapters. In Chapter 1, students will look at the Department of Financial Protection and Innovation’s most recent Report on Activity Under the California Consumer Financial Protection Law, including updates, accomplishments, and some interesting reporting data from the fourth full year of the DFPI’s authority under the CCFPL. In Chapter 2, students will review several enforcement actions taken against California MLOs over the DFPI’s first five years of jurisdiction.

By the end of this course, learners will:

  • Understand the impact of AB 3108, including the felony penalties for misclassifying loans and the consumer counseling notice requirements, ensuring compliance in mortgage lending practices.
  • Foster a deeper understanding of prohibited acts under California law.
  • Place additional emphasis on the individual MLO’s responsibility to notify the DFPI of relevant changes to information reported through the NMLS.
  • Reinforce the importance of avoiding making material misrepresentations to state regulators.
